ImmoPass and ImmoScore

Read the ImmoPass files that candidates share with the agency, understand their ImmoScore and set the agency's weighting.

The files received are in the menu, Customer relations group, ImmoPass received section. The score setting is in the Organisation group, ImmoScore section. The administrator, the manager and the agent see all the files shared with the agency.

How a file arrives

It is the candidate who shares their ImmoPass, from their account on the portal, for a sale listing published by an agency. For a rental, they go through the application (see Applications).

  • They choose the sections and the types of documents they share, and a duration of 7, 30 or 90 days.
  • They can withdraw their sharing at any time.
  • Sharing counts as an application: the candidate becomes a contact of the agency, and a buyer opportunity is created in Application, with the origin “ImmoPass shared” and the mandate's agent as owner.
  • The pipeline card carries the “ImmoPass · …/100” badge with its score (see The pipeline).

The list of ImmoPass received

Each line shows the candidate, the property, the sections and types of documents shared, and the date “Shared until …”. A withdrawn or expired sharing disappears from the list.

To read a file, click Open the file, in the list or in the opportunity's panel in the pipeline.

The shared file

  • One section per heading: Identity, Household, Employment, Income, expenses and deposit, Project, Preferences. A section that is not shared shows “Section not shared”.
  • Identity carries the “Verified” or “Declared, not verified” tag. A verified identity shows the data from the source (itsme or eID card) and the date of verification.
  • Income, expenses and deposit gives the “Effort rate on the declared amounts”.
  • Supporting documents: click Open to read a document in a new tab. The link is only valid for 5 minutes.

If the candidate withdraws their sharing, or if it expires, the file shows “This file is no longer shared with the agency.” and its documents no longer open, even from a page left open.

The ImmoScore

A score out of 100 that measures how ready the file is, not creditworthiness. It informs; it neither ranks nor rules anyone out: no list is sorted or filtered by the score.

  • Your agency sees a score calculated only on what the candidate has shared with it, with the agency's weighting. The status line reads “Neutral weighting” or “Agency weighting, version …”.
  • The candidate, for their part, sees their score on their whole file, always with the neutral weighting. The two figures can therefore differ.
  • Each component shows its points (“… / … pts”) and the reasons in plain words.
  • History keeps the successive values (the last 20). A new calculation is only noted if something has changed.

The calculation

Each component receives a mark from 0 to 100. Its points are this mark multiplied by its weight, divided by 100 and rounded. The score is the sum of the points.

ComponentNeutral weightMark from 0 to 100
File completeness20The share of the 6 items present: identity, situation, income, project, identity card, proof of income (payslip, tax assessment notice or CPAS certificate). An item not shared counts as missing.
Income consistency15Declared net income compared with the payslips confirmed by the candidate: gap of 10 % at most, 100; of 25 % at most, 50; beyond that, 0. Nothing to compare: 0.
Quality of supporting documents1550 if a proof of income is uploaded; 30 more if a payslip is confirmed; 20 more if the last confirmed payslip is 3 months old at most.
Effort rate20Expenses, loans and target rent (for a rental), divided by income: 33 % at most, 100; 40 % at most, 60; 50 % at most, 30; beyond that or without income, 0.
Income stability15The length of the current situation: 24 months or more, 100; 12 to 23 months, 70; 6 to 11 months, 40; less than 6 months, 10; date not filled in, 0.
Down payment or guarantees10Rental guarantee or bank agreement in principle uploaded, 100. Otherwise, the down payment: 20 % of the purchase budget or more, 100; 10 % or more, 60; less, 30; down payment without a purchase budget, 50; no down payment, 0.
Payment history5Rental reference uploaded, 100; rent or loan paid on time declared “Yes”, 50; otherwise 0. A “No” takes nothing away.

A section that is not shared is not assessed: without Income, expenses and deposit, consistency and effort rate are worth 0, and only the documents count for supporting documents, guarantees and payments; without Employment, stability is worth 0.

Never included in the calculation: the content of the identity (only its presence counts), the household, the area searched, the kind of income (salary, pension or benefit count the same) and the preferences.

Setting the agency's weighting

You need the “Work settings” right (see The team, roles and rights). Without it, the page is shown read-only.

  1. Open ImmoScore, in the Organisation group.
  2. Enter the weight of each of the seven components, from 0 to 100. The line “Total: … / 100” updates.
  3. Click Save a new version. The button only becomes active if the total is exactly 100.
  • Message “New version saved.”, or “Nothing changed.” if the weights are the same.
  • Back to the neutral weighting puts the neutral weights back in the fields, without saving: then click Save a new version.
  • A version is never modified. The Versions card lists each one with its author, date and weights.
  • The candidate still sees their score with the neutral weighting.

Suggesting properties automatically

On the same page, the Automatically suggest properties to ImmoPass candidates switch (“Work settings” right):

  • every hour, the online properties are sent to the matching ImmoPass candidates who have agreed to receive them;
  • at most 3 suggestions per candidate per week, across all agencies;
  • the candidate then decides whether to share their ImmoPass with you.

Message: “Setting saved.”
