ImmoPass and ImmoScore

Build your applicant file once, share it property by property, understand your ImmoScore and stay in control of your data.

The ImmoPass is in My account, under ImmoPass. It is your applicant file: you fill it in once, then you choose what each agency sees, and for how long.

Filling in your file

The file has six sections. Fill in the ones you want.

SectionFields
IdentityFirst name, Last name, Date of birth
HouseholdAdults, Children, Pets
EmploymentStatus (Employee (permanent), Employee (fixed-term), Self-employed, Civil servant, Student, Retired, Job seeker, Other), Employer, Since
Income, expenses and depositNet monthly income (€), Other monthly income (€), Monthly expenses (€), Current loans, per month (€), Own funds (€), Rent or loan paid on time (last 12 months) (Yes, No, Not applicable)
ProjectI want to (Buy or Rent), Maximum budget (€), Towns searched (20 at most), Area, Target date
PreferencesProperty types, Bedrooms, at least, Outdoor space, Parking

A section you have started must have its required fields: First name and Last name; Adults and Children; Status; I want to.

Click Save my file: “File saved.”

  • The Identity section carries the note “Declared, not verified”: what you enter is not checked.
  • Under Income, expenses and deposit, the Effort rate is calculated live: expenses, current loans and, for a rental, your maximum budget as target rent, divided by your income. “It is information for you, not a threshold.”

Adding supporting documents

  1. Under Supporting documents, choose the Document type: Identity card, Payslip, Employment contract, Tax assessment, Household composition certificate, Rental deposit, Rental reference, CPAS / OCMW certificate, Bank agreement in principle.
  2. Choose the File.
  3. Click Add the document.
RuleLimit
FormatsPDF, JPEG or PNG
Size10 MB per file
Numberat most 30 documents, at most 6 of the same type

Do not upload any medical document, nor any document outside this list. Open shows a document; Delete deletes it, and it also disappears from current shares.

Having a payslip read

Under an uploaded payslip:

  1. Click Read this payslip. If the document is a scan or a photo, reading may fail: then enter your amounts by hand.
  2. If the Have our assistant read it button is shown, you can use it as well. The payslip is then sent to OpenAI, ImmoBooking's processor, after you agree.
  3. The values found are shown (Net pay, Gross pay, Contract type, Employer, Period), each with the line it comes from.
  4. For each value: Confirm, Correct or Discard.

Nothing is used without your confirmation. Once payslips are confirmed, the income section shows your supported income, with the link Copy into « monthly net income ». Then save the file to keep the amount.

Your ImmoScore

The My ImmoScore block shows a score out of 100. It is “a readiness index for your file, not a credit score”. Each point is given with its reason.

Your score is calculated with a neutral weighting, the same for everyone:

ComponentPointsWhat earns the points
File completeness20six items: identity, employment, income, project, an uploaded identity card, an uploaded proof of income (payslip, tax assessment or CPAS / OCMW certificate)
Income consistency15your declared net income compared with the net amount on your confirmed payslips: all the points up to a 10% difference, half up to 25%, none beyond that or without a confirmed payslip
Quality of supporting documents15an uploaded proof of income, at least one confirmed net payslip amount, a confirmed payslip no more than 3 months old
Effort rate20all the points up to a third of income, fewer up to 40% then 50%, none beyond that
Income stability15how long you have been in your current situation (Since): 24 months or more for all the points, fewer points below that, none if the date is missing
Down payment or guarantees10an uploaded rental deposit or bank agreement in principle; otherwise your own funds, compared with your purchase budget
Payment history5an uploaded rental reference; a “Yes” answer counts for half as much; a “No” takes nothing away
  • Stability only looks at the length of time, never at the kind of income: a permanent contract, a pension or a benefit count the same.
  • Never part of the calculation: your identity (only whether it is there counts), the household, the area searched, your employment status, your preferences.
  • History shows the past values of your score, with their date.

What the agency sees

An agency only sees your ImmoPass if you share it with them. They then see:

  • the sections and documents you have chosen, nothing else;
  • their own ImmoScore, calculated only on what you have shared with them, and with their weighting: each agency can give a different weight to the seven components. Their score may therefore differ from yours. A section you do not share earns zero points in their calculation;
  • a text reminding them that the score “informs; it does not rank or rule anyone out. The decision stays yours.”

When you apply for a rental with your ImmoPass, the agency only receives the application fields, with no ImmoScore (see Applying for a rental).

Sharing your ImmoPass with an agency

Sharing is done from the page of a property for sale published by an agency, in the Your ImmoPass block. It is not possible with a private seller.

  1. Sign in, then open the property's page.
  2. Click Share my ImmoPass.
  3. Under What the agency will see, keep ticked the sections to share (all filled-in sections are ticked to start with).
  4. Under Attached documents, tick the types of document to share (none is ticked to start with).
  5. Choose the Duration: 7, 30 or 90 days.
  6. Click Share.

The message “Shared until … You can withdraw access in your ImmoPass.” is shown.

Message shownWhat to do
“Your ImmoPass is empty: fill it in first.”Fill in at least one section (Create my ImmoPass).
“Choose at least one section.”Tick a section.

Following and withdrawing your shares

  • Shares lists each share: the agency and the property, the sections, the documents, and the status (“Active · Until …”, “Expired on …” or “Withdrawn on …”).
  • Withdraw access ends the share immediately, even if the agency has the file open.
  • Who has viewed your file shows each time it was opened: the date, the person and their agency, and the document opened, if any.

Receiving property suggestions

The Suggest properties to me block lets agencies send you properties that match your project.

  1. Choose at least one town in the Project section. Without a town: “Choose at least one town in your project: without one, no property is suggested to you.”
  2. Click Receive suggestions.
  • Agencies see nothing about you: only the number of matching candidates.
  • You receive at most 3 suggestions a week, across all agencies, by the email “A property for your project”.
  • The properties received are shown: “Suggested by … on …”, with See the property.
  • Stop receiving suggestions stops the emails.

Retention and deletion

  • Without any activity on your part, the ImmoPass is deleted 12 months after your last activity. The date is shown under Retention.
  • Each visit to the page pushes that date back.
  • An email warns you 30 days before: “Your ImmoPass will be deleted on …”.
  • Delete my ImmoPass immediately erases the file, the documents and all shares. The record of consultations remains visible.
